Al Alka 1 used to be serviced apartments that have now been turned into residential apartments. It was the last building to go up in the Greens development and still has 24 hour security and concierge. There are seven stories of apartments and an underground car park. The units are all one or two bedrooms, Each with a balcony of the lounge area. The building also has a swimming pool. There are two lifts and in I’ve lived here for two months and so far twice both lifts have been out of service for 24 hours. The fire alarm in the building does go off at least weekly all being false alarms obviously someone’s cooking. Generally it’s a nice building in a nice area. -

Al Alka 1 was the second last building to be completed back in 2004 (Fun Fact: The Greens was EMAARS first community project in the UAE).Up until 2010 it was a residential building. However, a private firm (SKAI holdings) took over the building for a stipulated time period from EMAAR and revamped it into a Hotel Apartment and termed it as SKAI Residency.In 2018, SKAI holdings did not renew its contract and the building went back to its original form ie residential apartment and is currently maintained by EMAAR.I bought a 1-bedroom apartment in this building in mid 2018 (the transition from SKAI back to Al Alka 1 was ongoing at that time). I chose this building primarily because it was in one of the best conditions when compared with other buildings in the Greens (Note: the residential buildings opposite to the internal main road of The Greens come under The Views).Every apartment (Studio/1-bedroom/2-bedroom) comes with 1 Parking space in the basement (2 parking spaces for 3-bedroom).The lobby felt more welcoming compared to other buildings, there was and still is a 24/7 concierge (Note: 95% building in The Greens do not have 24/7 concierge therefore, access is solely based on the access card). Location is perfect, away from the bustling main road dividing The Greens and Barsha Heights, and very near to Supermarket (Aswaaq 24/7 Mart at a distance of 550m or a short 5-7 min walk), Childrens School (Regent International School at a distance of 500m or a short 4-6 min walk) and of course the Lake (at a distance of 400m or a short 3-5 min walk).For those who prefer traveling by public transport. There is a bus station at a short distance of 150m or you can walk to the nearest metro station (Dubai Internet City at a distance of 1.4km or a 18-20 min walk or you can take a quick cab ride which will not amount to more than AED 12 under any circumstance).Another important thing to note here is that when the building was owned by SKAI holdings, they used to charge the apartment owners the highest service fee/sq feet in the Greens , but after the takeover by EMAAR, the service fee is now in line with other buildings. And post takeover, EMAAR ran a thorough check of all the internal skeletal of the building.Al Alka 1 residents have access to Swimming Pool, Gym and a Hall for organising gatherings/parties (which can be booked in advanced as per convenience). They are maintained in an impeccable condition. The pool is always manned by a lifeguard during its operational hours. Also note that, as a resident of The Greens, one is granted access to the Tennis Court (advanced booking is a must though).Last but not the least, the Al Alka community, in fact the entire Greens is a family friendly, young and vibrant community and lots of children can be seen playing around during the evening. And the community is one of the few Pet Friendly residential apartments in the UAE.Overall, I strongly recommend this building and The Greens and Views for families. -

It’s the last building constructed in greens. Beautiful lobby. Used to be a serviced apartments. So more classier than the rest of the buildings. Value for money. Great security service. Community hall. Swimming pool yoga studios. I’m enjoying it. Right on Shikh zayed road. Still no hustle and bustle and very peaceful community. And very pet friendly. Best investment ever. -

Fantastic place for long term living have amazing Courtyard associated with kids play area basketball court Gym and Walking track.
