New stunning developed villas community launched in Nad Al Sheba , a community away from mess of the city ,villas laid there in odd rows with bright colours for each .It is served by jogging tracks all around the community, and sure, kids play area parks .There is retail centre leads by spinneys, and soon, a mall will appear in dubai called Nad Sheba Mall .The community is close to MBZ Road and Ras Al khor Manama Street.

Promised lots delivered little,1/Toilets are blocked due to cement being thrown in2/Ceilings leaking with water when it rains3/No real security barrier broken for almost a year.4/ Air con has bad smell despite being cleaned regularly5/ repairs are not fully complete and workers arrive with little English understanding so things dont get fixed properly or missed6/ The electric switches have no back socket just wires pushed in can come off after prolonged use7/ Tiles have cement and grout marks stained on them due to poor fitment8/ propertys have no landscaping if you buy or rent you must get your own done9/ external taps are delicate can come off has flooded balconies10/ Garage door got stuck on one residence11/ structure of building is flawed creating massive cracks due to movement on the outside and inside of some propertyPerhaps foundations were not dug deep enough creating movement12/ Bathrooms suffer from bad smells some days some of this is due to improper sealent etc13/ no kids playgroundStill no mosque14/ Shopping centre not completed and delayed could go on for yet another year or more was told now it wasnt part of the development...15/ Leisure centre not complete still16/ A building site community like an industrial estate17/ Not even the ice cream van can play his music on a Saturday at 1pm due to noise complaints allegedly poor kids no fun missing out on ice cream still waiting for management to give approval18/ The landscaping is full of dead looking trees and sandI can say more but you get the pointRent is going up for new arrivals despite the global pandemicI do hope all these issues will be addressed soon so residents can enjoy there homes and community

This is the second year for us in Nad Alshiba villas, very quiet community, and peaceful area.One of the biggest villa sizes in Dubai with big garden at the back.

Nice community, quite place with lot of facilities such as running track, roads, greenery, parks, security 24 hours, big shopping mall that will finish soon and perfect location 10 min from burj KhalifaThe villa are reasonable size for families compared to others projects,However, those villas has very small yards and small parking shades for two small vehicles, one parking for visitors only per villa which is not enough, no much privacy while setting in the yards and Small kitchen

Lived there for a year, and the house was not built very well. Space is grand. The drains were filled with stones. Someone needs to educate the workers on how to clean up and why they should not let garbage down the drains.

Only available to rent or sale for GCC and UAE Nationals.Recommended for the Space-Price suitability.

The villa is nice, has a large living room downstairs and a small living room upstairs, and is safe. The complex has Spinneys and Starbucks, and they will soon open a mall. Most of Dubai’s malls are within 20 minutes of the complex.
