Staying at Siraj tower has been a great experience for many reasons. First of all, the location is very convenient and easily accessible from the main road. I really appreciate the high-quality furniture and excellent finishing throughout the apartment. I’ve been living here for the past three years and feel very comfortable with all the facilities and amenities provided.

Hi every one,Honestly it was a great experience to stay in Siraj Tower , great Services provided by reception and security. We have used the facilities such as swimming pool & gym in roof top and amazing view. The Tower a pretty Quite and safe with 24 hours security guard. Another point was shops, gas station and pharmacy available & accessible nearby within 5-10 min. I would like to experience it one more time in SIRAJ Tower.

No impact to electricity, elevators or parking after the heavy rains, amazing!Beautiful tower undergoing great improvements to accommodate more sustainable living conditions. It is wonderful place to live with all the facilities of 7 stars hotel. Security guards are very friendly. Swimming pool and Gym are neat and well maintained. Balcony has such a wonderful view. All the necessities, such a super market, saloon, school, health centre,etc are very close by. It is very peaceful place.

One of the best property in Dubai. The room are spacious, modern and kept clean. The staff is very courteous and helpful in every ways possible and also very informative about the city. Stayed here for a while when I first came to Dubai, as an English couple we are very particular, but he rooms are large, fresh and modern. Great helpful staff too, they offered me some great advice on what to see and where to eat around the city. Good price and value for money. We would stay here again and happy to recommend to anyone. Best building to live in. Great furnishing and facilities. Very clean and with a responsive team. Maintenance and building management make it all worth it. Sharoukh and Firdous were the best in dealing with and solving any issue immediately. Going on my 4th year in this building and wouldn’t change a thing!

Highly recommending this place to anyone. Facilities / Amenities are amazing. Staff were accommodating too. Absolutely the perfect location for me. Close to Miracle Garden and accessible to major highways and great value for money. Would definitely come back.

Great tower, security staff is nice, apartment is brand new and better than most of the classic equivalent flats in the area, for a reasonable price. There is a gym and a pool with jaccuzzi on the rooftop, perfect for the end of the day. Only problem is the noise from sheikh Mohammed bin zayed road, windows should be full noiseproof. Also with the autodrome, when there is a race it gets noisy.

Fairly well-maintained, excellent for families who value privacy and secure environment. Separate gyms for gents/ladies and it is well-equipped. Pool area is clean but it is not very deep. A kids pool and a Jacuzzi (under maintenance) as well. Occasional noise from Autodrome, but as someone said you will get used to.Studio, 1Bhk, 2 Bhk available (both furnished/unfurnished).PS: Bonus point for cold water in taps all year long (even during hot summers)

A good furnished apartment for long term rent in Arjan area (Barsha South 3)Building has GYM, Pool and Parking (1 per flat)Area is heavily under construction and this tower is middle of road and building construction development. You have noise at apartment because of all these!! The only advantage it might be price, 140K for 3 bedrooms fully furnished.

Weve liven in Siraj Tower for 5 months. Our 2 br is large and is furnished with QUALITY furnishings. Siraj is s new building. Whenever weve had any maintanance issues, the staff handles it quickly and efficiently. The balcony is very large.Siraj has 2 gyms: male/female and a rooftop pool and hot tub.There is a lot of construction in the immediate area, so that can be a bit of a hassle from time to time... but its Dubai; theres always construction.Siraj is convenient to Umm Sequim, Sheikh Mohammed and Hessa streets. The Miracle Garden is within walking distance. The new Al Barsha City Center is about a 2 minute drive. Its small, but it has all the basics including a Carrefour grocery, Al Ansari Exchange and Shakespeare & Co.

UPDATED REVIEWAfter reading some reviews about Siraj I opted for a different building nearby (Geepas) 2 years ago. Interestingly, I met friends who were residing in Siraj since its inception, 7-8 years. Both were asked to vacate due to the sale of their apartments and after exploring other buildings they decided to stay in Siraj and relocate to different floors. I began my own research because of the total absence of privacy in Geepas (direct neighbors exposure in bedroom & living room), excessive noise from echoing corridors & neighbors and persistent parking problems. I explored various buildings in JVC and Arjan including brand-new units. This sums up my personal findings.Pros:- Prime Location: Siraj Tower is strategically located in Arjan, near Miracle Garden and Butterfly Garden, with easy access to key attractions (Dubai Hills Mall, Global Village, IMG World). Also, seamless access to Sheikh Mohamed Bin Zayed Road, Umm Suqeim & major highways- Booming area : Lots of buildings under construction with Very High off-plan prices (Insignia, Skyz Danube, Tabeer, Kyoto...)- High-quality construction : good materials & sound proofing in Siraj. It held up extremely well during the Big Storm. No flooding in the basement, only exterior parking. NB: windows are not waterproof- Generous living space: unlike the tiny shoe boxes developers are building these days with no utility storage space- Privacy: limited neighbor exposure- 2 gyms / 2 saunas (men/ladies) : spacious, well equipped with proper changing rooms, showers & bathrooms- Roof top shaded swimming pool + jacuzzi- Many schools nearby (Nord Anglia, Australian, Kings, Safa, Repton, BloomWorld, Gems, Dubai Heights, Druv)- Mediclinic Parkview Hospital nearby- Service station nearby (schools district)- Shopping centers nearby (Carrefour, Viva, Grandiose, Nesto, Union Coop, Dubai Hills Mall)- New Mosque nearby (for those interested)Cons :- NO CCTV / NO SECURITY: REPEATED VENDALISM ACTS in the Parking & Lifts 😡🤬 Cars Being Scratched Repeatedly !!! Absolutely Unacceptable !!! No cameras in the parking nor common areas. No badging system to control the access to the building either- AC ISSUES: cool airflow is limited in the building (common areas & apartments). Temperature in mine never goes below 25°C... Called Logic Utilities to complain who replied services are up to date.... Chiller Not Working Properly and Not Free- HEALTH & SAFETY HAZARD: Swimming pool closed for 1 month for Nothing !! Hygiene issue Unresolved! Birds fieces in/around pool represent a Health & Safety Hazard. Al Madar & Building Managers Must Invest & Resolve it. Dubai Municipality Matter!!- NOISE : from Autodrome (housed in adjacent Motor City from Nov. to April), Sheikh Md Road and building constructions. Hope the new buildings will provide noise buffer- Building Management: Major Issues are Requiring Immediate Actions... Also AMAL asks non-refund fees (300 to 1,500 aed) & permission request for any planned work. Insane! Also Very Poor mngt also by TFG: expect Unacceptable deductions on your security deposit if you rent with them (Big flat Mngt fee, basic wear & tear is charged, full repaint charged but not done). Outrageous!- Maintenance: interventions are charged and quality (most of the time) is not there. A smart app has finally been launch in March 25 to hopefully replace the old paper-based system for logging request. Not tested yet.CCL: There are a lot of new buyers in Siraj since 2023, incl. ex tenants. I finally bought there as well for the location, built quality, generous floor space (11 Sqm bigger vs. market) and the incredible view.I Urge both AL MADAR (the developer) & TFG / AMAL (Building Managers) to duly respect owners and tenants and Seriously consider those reviews...Appropriate Actions must be taken ASAP to address the serious concerns raised !!Siraj has big potential but today it does Not meet the luxury living standards advertised on Insta ! CCTV/Security is a Must! Proper AC is a Must! Clean swimming pool too !!!
