Had a good experience buying the property through Banke. Mr. Hammad Rauf was very proactive and made sure that the deal went through to the end despite continuous mood swings of the seller. I sent the first text to Hammad for a property at 4am on a weekend and he called me back at the same time in the night to explain about the property and suggested options based on my very specific requirements and budget. This kind of hard work and dedication is very rare among brokers in Dubai. There were a few hiccups with the seller due to last minute price changes, however, closed the deal in just a few days. It took several months to sell my 4BR villa in Al Furjan but thats because I needed a certain price to settle the liabilities on the property and throughout this time Hira was consistently bringing qualified serious buyers to view the property without losing motivation because I gave her an exclusive mandate and I trusted her judgement.Hira also understood the complexities of dealing with Nakheel to sell a property which is still under a direct instalment plan with Nakheel - which required a lot of understanding of DLD rules, Nakheel legal policies and retail bank policies and processes for residential mortgages. We ended up selling above the original asking price because Hira identified the upsurge in demand for villas in Al-Furjan well in advance and she knew which buyers to focus on because she spends a lot of time to understand their needs and budget properly. I was abroad throughout this process and getting continuous feedback throughout these months.If youre selling a property in Al-Furjan you simply cannot do better than Hira at Banke. Other agents actually come to her for stock and even Nakheel use her for secondary market sales so it was an easy decision for me to appoint her exclusively and let her deal with prospective buyers and a small army of no-name brokers (none of whom had the same level of knowledge on the Al Furjan sales market) on my behalf over the months - something I could never have done myself from abroad. Hira also even went above and beyond and helped me with the legal process of selling, appointing a power of attorney, getting the villa ready for inspection and even helping me to sell my furniture!You will be hard-pressed to find an agent with the same level of specialisation on the Al-Furjan market, dedication and communication skills.

However, Agent Islam El Fert was as polite, respectful and helpful as anyone could hope to find. He did not take our rejection of the property personally. He helped with advice once we found another property. This was wise of him even though he will not be the agent for our purchase. That he took his time to support us after we chose another property listed by another agent, shows his willingness to help. What does this do for him? What does this do for Banke? Well, first on our list when we look to rent the flat is a call to Banke and Islam. The only suggestion I may have is to not call a prospective buyer mate too casual, brother is ok considering the region.Having said that the most professional assistance received to date.His photo also represents the firm very well.
