At the beginning of 2024, we decided to buy an apartment in Abu Dhabi.We used the Property Finder app to look at various apartments (2BR+Maid) on Saadiyat Island. I contacted a few estate agents. Sabina Ishmukhametova from Megaplolis Real Estate wrote back very quickly via WhatsApp asking if she could help and what exactly we were looking for.With her help, we realized that Saadiyat was not the right place and we would be better off going to Yas Island and looking at the new Yas Golf Collection development.Sabina made us a video of the model and explained the development and the possibilities via this video, she even drove to the construction site and sent us a video as well.All the documents (exposé and 3D model) arrived very quickly. Sabina is always very quick. If you have a question or need clarification, you get an answer within minutes on WhatsApp.Now, buying a property in the UAE is fundamentally different from buying a property in Germany.You need a lot of trust. The Yas Golf Collection is being built by Aldar, the largest state-owned property developer in Abu Dhabi. On the one hand, this provides a great deal of security, but on the other hand it also means that all processes and documentation must be followed.Sabina provided us with excellent support and assistance, answering all our questions very quickly and in detail.When we found the right apartment for us, she organized a video conference with Aldars sales agent so that we could continue to build trust and get all other important questions answered.Sabina handled the processing of the contracts with the resulting questions and the tracking of payments quickly and competently.During our vacation in Abu Dhabi, we met Sabina at the Aldar Customer Center on Yas Island. We talked extensively about the country, the people, the real estate situation and the construction site. She drove us to the construction site in her car, answered all our questions and then showed us around Yas Island. We were very impressed.Sabina does an excellent job. You feel very well looked after and can absolutely rely on her. This is what good service looks like - fast, competent and trustworthy.We are already looking forward to the next steps until we move in in about a years time.

Me and my wife Anna met Sabina for a second time now in December after the F1 race weekend to get an update of what going on in Yas Island. She showed us around and described the different project that was going on, most was only in the planning phase and would not be ready for some years. Then she took us to the Baraka sales office at Yas bay, when the they are building two towers at the peak of the bay near the F1 track. At the first tower, where the foundation was close to be completed, there was a one-bedroom apartment available, facing the bay available, that had just been returned from the original buyer, with a discount, and which should be ready December 25. This was too good to miss out on and we decided next day to return and agree on a deal. But we were facing a lot of issues with this purchase, but Sabina with her experience, managed to resolve all of these issues, and she also supported us getting the deal done in ways that was outstanding and totally unexpected. We were about to lose the deal several times, and we were actually in the taxi on the way to the airport, when she finally called us and said we had a deal. So if you need a broker fighting for you, call Sabina 💞

I find Zarah highly knowledgeable about the fast changing Dubai real estate space and she is extremely professional. Closing the deal is the last thing she will discuss rather she focussed on my requirements, budget, my risk appetite and my short and long term goals. What makes Zarah apart and special in the otherwise greedy Dubai real estate agents world is her empathy towards my situation, my family needs and ongoing market situation. She is neither tired of listening no from me nor sending more and more options. She makes you feel you are important irrespective of your budget and someone who knows the value of hard earned money.
